Inside the Remodel: A University Heights Gem

This cozy University Heights property went from a dated, under-utilized space to a more spacious and functional place to call home. At just under 700 square feet, the two bedroom layout of 4494 Campus Avenue wasted precious living space. With a complete renovation, this now 1 bedroom/1 bathroom home combines details of the original architecture with touches of modern utility.

 

The Living Area & Kitchen

 Originally, a small galley kitchen was closed off and left little room for counter space or storage of any kind. By tearing down two walls we were able to create a fully functional kitchen complete with ample counter top area as well as plenty of storage with cabinets and a pantry. With the kitchen opened up to the living area, the space provides a comfortable and inviting environment for entertaining. An open layout and flow from one room to the next is a necessity when working with a smaller home like this one. While designing the modern kitchen and living area, we kept the original molding throughout and adjusted the color scheme to maintain that vintage charm the home already possessed.

 

The Bathroom

 The bathroom presented us with the challenge of creating more open space from a fairly small area. Originally there were two entrances to the bathroom, one from the kitchen and one from the bedroom. This gave the home an awkward flow and took away usable space in the only bathroom as well as the kitchen. By completely removing the bulky bathtub & shower that actually covered an old Victorian tub, we created room for a larger and more functional shower and sink area.

 

The Exterior & Landscaping

Outside of the bedroom there is a fantastic lattice covered deck area that we kept in tact from the original home. A coat of paint brought it back to life and the addition of a patio complimented it perfectly. The yard was filled with overgrown greenery, but a closer look revealed some salvageable plants including maintained succulents and shrubs that could enhance the front and back yards. We added a variety of trees, flowers, and mulch throughout the landscape to bring everything together. The placement of a new fence further back from the curb side opens up the yard and completes the clean look that the rest of 4494 Campus Avenue emanates.
